Business Development Lead - Brand Office (Director Level)

Scope of Work :

70% HMA & Investor 20% New Hotel Development 10% New Business & Project study

HMA & Investor:

  • Identifies investment opportunities and develops capital investment strategies across owned/managed and franchisedoperations
    Prepare project feasibility and financial model to support the expansion of HMA under Lub d and other brand
  • To be working team for expansion Hotel Management under Lub d brand.
  • Developing and prepare the project study as a consulting service for investor who would like to develop the hotel business.
  • Support, review, and negotiate commercial and legal terms of HMA/ Franchise
  • To work with development and operation team for HMA proposal and negotiation
  • Develop the investor material and pursue investor leads for investment in Lub d projects.

New Hotel Development:

  • Develop the financial modeling and analysis on hotel project feasibility and new business opportunities in Thailand and oversea
    Identify potential land acquisition targets through detailed market study.
  • Support on review; negotiate of commercial and legal terms of new Lub d project and in the drafting of LOI, SPA, management contract and another related documents Business Analysis & R&D.
  • Coordinate with other departments to obtain relevant data & assumptions for financial model
  • Preparing investment cost reports for future reference and analyze a standard of cost and expense in each project.
  • Develop the project loan material (land appraisal, financial model, company valuation) and negotiate the loan terms with banks.

New Business & Project Study

  • Evaluate new business projects and conduct preliminary review of the market, potential performance,
    competitors, due diligent and other relevant information.
  • Research and compile market, current marketing trend for develops ideas Investor Relation.
  • Leverage the team knowledge by offering the hotel study project to clients and opportunity in Lub d HMA engagement
    Present to and consult with mid and senior level of management on business trends with a view to developing new services, products, and distribution channels.
  • To be a supporter for Executive Director in general or by request.


  • Year of experience: minimum 2 years experience in project feasibility models and experience as a transaction-oriented (hotel) real estate professional, investor or banking
  • Experience with acquisition of development project, (hotel) lease and management agreements
  • Strong analytical skills and experience in investments, including financial structuring
  • Experience in working with and a property network consisting of real estate developers, investors and property advisors in South East Asia is an advantage
  • Good command of English in both written and spoken
  • Ability to work both independently in the local/ international market and within a cross-functional team environment
  • Strong time management skills with an ability to prioritize effectively
  • Willingness to work in an entrepreneurial environment and perform multiple office-related tasks and an open-minded attitude towards learning new skills

Development Director - Brand Office

Report to Chief Investment Officer

Scope of Work

  • Manage all aspects of the development process for projects around the Southeast Asia. Oversee the development of the portfolio that includes 7 hotels to be developed over next two years
  • Oversee the planning and design, securing entitlement/zoning approvals, project scheduling, RFP responses, project budgeting and project reporting
  • Assist with land or property acquisition, due diligence, and underwriting with Acquisition team
  • Responsible for preparing design, development and financial solutions for projects inclusive of RFP responses
  • Create and maintain detailed development budgets and cash flow projections
  • Develop and monitor project schedules and milestones
  • Oversee project funding and disbursement requirements
  • Assist in negotiating and administering project agreements for consultants, 3rd party vendors and contractors
  • Responsible for development and construction of the projects
  • Deliver project according to specifications, standards, timeline, and budget
  • Secure all planning, construction, zoning, building and other statutory permits required in each jurisdiction including hotel operating permit
  • Developing projects together with site acquisition team to completion of construction, liaise with the operations team to ensure that the hotel standards are implemented with respect to the individual hotels
  • Coordinate with product development team and marketing to ensure project meets Brand objectives and customers requirement
  • Develop development guideline, process checklist, defecting and commissioning checklist
  • Coordinate with operations, finance, and pre-opening team to establish project and pre-opening timeline and budget
  • Assist in the site selection for the hotels within the territories, coordinate the overall design development and construction of the hotels through designated Technical Consultants
  • Coordinate the major development contracts with the lead consultants, establish and maintain a detailed reporting program for the development status of individual hotels and the overall hotel development program
  • Implement design standards, tender methods, construction management in line with regional customs and requirements, maintain the master schedule for the development of individual hotels from concept to completion to record principal activities and identify critical dates, approve and appoint the long items suppliers for individual hotels, nominate and award contractors for enabling and main works packages and ensure delivery of the projects on time and on budget.



  • MBA in Real Estate Finance and/or  B.S. Degree in Architecture, Civil Engineering, or Mechanical Engineering
  • Five years or more of hotel development or related experience
  • Ability to handle multiple projects simultaneously
  • Very good communication skills in English; proficiency in second languages in SEA is an asset.
  • Acquire strong relationships with relevant Government bureaus is advantageous.
  • Able to relocate for remote projects
  • Strong working knowledge of management procedures, scheduling, budgeting, and program implementation
  • Experience with financial underwriting of similar project budgets and proforma
  • Strong working knowledge of building design, development and project management processes and procedures  
  • Strong written and oral communication skills
  • Must be organized and meticulous with a proactive and collaborative approach to completing projects and meeting deadlines
  • Strong MS Office Skills including MS Project and Excel
  • Real Estate finance background preferred
  • AutoCAD and Sketch up experience preferred
